An Energy Performance Certificate is a legal requirement and a property cannot be advertised for sale or rent without an Energy Performance Certificate.

If you are selling or renting out your property, either privately or through an agent, you must have an Energy Performance Certificate (EPC) for that property. The EPC must be produced by an accredited energy assessor.
An EPC assesses the energy performance of a property, from "A" representing the most energy efficient property to "G" representing the last energy efficient property. It must be carried out by a qualified Domestic Energy Assessor and will also show a building's environmental impact by indicating its carbon dioxide emissions. An EPC is needed even if there is no heating system or services such as in commercial retail or warehouse units or incomplete dwellings. Legally you must show the EPC to anyone who makes an enquiry about a property, when they first ask about the property. The penalty for not complying with the above is £200 for dwellings and from £500-£5000 for any other property, and you can be fined more than once.
A valid EPC will last for 10 years and can be used for multiple tenancies. In addition to this it can also be used should you ever come to sell the property.
